There is an exciting opportunity for a talented professional to join the Property Management team in Manhattan Beach as a Commercial Property Manager. In this role you will assume full General Manager responsibilities. Job Description:Correspond with tenants regarding leasing, maintenance and repair issues, delinquencies, and all other issues and inquiries; providing customer service; resolving conflictsPrepare, implement and report on budgets and monthly variance reports.Supervising and monitoring all maintenance staff and vendors to ensure completion of work.Provide clear direction and distribute workload appropriately among the members of the maintenance team.Monitor and improve operational systemsPrioritize assignments and effectively solve emergency situations as needed.- Negotiate service agreements, select contractors and suppliers, provide quality:control oversight, implement cost:containment initiatives, measure compliance to contractual standards and provide liaison as needed between tenants and third:party service providers.Establishing and/or maintaining preventative maintenance programWork in conjunction leasing representativesEnsure that all vacant space in a property is secure and in marketable condition at all times.Maintain safety, integrity and aesthetic appearance of properties, note deficiencies, suggest solutions, and implement solutionsMonitor past due balance to ensure A/R is being collected on a consistent basisManage staff's use and interface of our IT platformMaintain high levels of compliance with our operational policies and proceduresEnsure compliance with risk management, and safety standardsMentor, Coach, and train your team for success.Review and Approve Purchase OrdersEnsure that your property is well maintained, the grounds are clean and that the property portrays a positive image representing the values of our companyDrafting leases and other tenant agreements, draft letters and notices to tenantsMonitoring upcoming vacancies, move:ins, lease expirations, and rental adjustmentsPreparing and serving notices to tenants, vendors, or other third partiesWorks as a team with colleagues to perform miscellaneous duties, as assigned or requested by company.Regular visits to and walk:through inspections of properties Skills/ Requirements Qualifications:Years Commercial Property Management experienceManaging Teams of StaffKnowledge of real estate principles including management and leasing; office and commercial retail property management experience preferred.Ability to organize and manage multiple tasks while working in a fast paced environment.Excellent oral and written communication skillsAbility to make quick and concise strategic decisionsProficiency in Yardi property management software, MS Word, Excel, WorkspeedExcellent leadership skillsResults and detail oriented skillsAbility to effectively follow:up with vendors, employees and managementExperience with Budget preparation and implementation Benefits Include:People friendly ethical cultureTop Market Salary,Free Health Insurance*Free Dental and Vision Insurance*Flexible Work Schedule3 Weeks of paid time off in your First YearExclusive on:the:job Training Program All interested applicants please submit you
