Consultant/Property Administrator
Capilano Properties, LLC has an opportunity for a leasing consultant to join our Los Angeles Residential Property Management Team.

The Leasing consultant is the face of our property management team and ensures that the overall quality of our residents experience meets the companys established standards and complies with all applicable laws. They will show and lease apartments to prospective residents with a primary focus on customer service. This is an important within our organization and requires a commitment to the highest levels of customer service
Essential Duties and Responsibilities
:Completes lease form or agreement and collects rental deposit and all other required application forms. Walk prospect through process in a timely manner.
:Responsible for insuring the vacant apartments and target apartments are ready for show; responsible for maintaining work areas and office in clean and orderly manner; need to have an awareness of the curb appeal of the property
:Coordinate meetings for tenants and management
:Ability to be able to work with security system for changes and updates to building access.
:Responsible setting up new vendors and updating pertinent information
:Coordinate and delegate responsibilities for Day Porter and Engineers
:Meet with Tenants for minor issues
:Thorough knowledge of lease terms, specifications and all community policies.
:Knowledgeable of required telephone and sales techniques.
:Knowledgeable of current market conditions.
:Fully informed of current rental rates, sizes, locations and all amenities of property.
:Maintain contact with all apartment locator services and local businesses to provide informational material. Update periodically.
:Responsible for shopping competitive properties.
:Develop full knowledge of application information required, screening processes and policies regarding rentals.
:Responsible to conduct out:reach marketing at least once per week.
:Develop and maintain an on:going resident retention program under direction of Property Manager.
:Responsible for walking the property and units prior to move:out (pre:move:out inspection, 48 hour move:out analysis for any items maintenance may have missed, addressing it to PM, and walking unit prior to marking make ready in Yardi.
:Responsible for maintaining and updating Leasing and Property advertising sources; Craigslist, RadPad, for available apartments
:Efficient and timely processing of all required administrative forms, reports and related information.
:Responsible for reporting unusual or extraordinary circumstances regarding the property or residents.
:Courteous, efficient handling of resident requests and complaints.
:Responsible for maintaining a professional appearance and attitude at all times.
:Responsible for completion of educational online courses and self:improvement for personal growth and development.
:Responsible for assisting Manager in collection/posting payment of delinquent rents.
:And anything else that the PM feels falls into the Leasing Consultants job description.
Background/Experience:
Previous Sales Experience
Proficiency in Yardi is preferred
Qualifications:
High School Diploma or equivalent
Two years of residential leasing experience Preferred
