DYNAMIC PROPERTY MANAGEMENT COMPANY seeks a highly motivated PROPERTY SUPERVISOR
RESPONSIBILITIES:
1. Smooth day:to:day operation of a portfolio of 13 to 14 buildings totaling to 450 to 500 units;
2. Visit sites/properties on a regular basis;
3. Supervise, review, and implement Leasing, Marketing and Advertising strategies with management team;
4. Conduct audits to ensure smooth operation and determine areas for
improvement/development;
5. Coordinate with managers on issues concerning their respective properties (whenever needed) including residents concerns/issues;
6. Oversee city, lender, and other types of inspections;
7. Conduct meetings with on:site staff and provide training in areas that are necessary;
8. Process, review and presents reports on a regular basis to Senior Management (e.g., vacancy/occupancy report, etc.);
9. Supervise, review, and correct move:In and move:out reports;
10. Conduct safety
meetings/discussions with maintenance crew on a monthly basis;
11. Represents the company in various legal cases;
12. Review, question, and approve invoices;
13. Negotiate with vendors on invoices and future projects;
14. Troubleshoot all tenant complaints with managers and superiors;
15. Oversee property conditions and overall appearance.
QUALIFICATIONS:
Minimum 4 to 7 years of experience as a Property Supervisor; strong background in Residential Management especially in Class B/C properties preferred;
Strong skills in sales and customer service, public relations, tenant relations, etc.
A team player, with strong work ethics, hands:on experience
In:depth understanding of property operations and leasing; accounting and financial reporting
Knowledge of residential property management and employment laws (e.g., evictions, hiring and firing, etc.).
Must have knowledge of maintenance
Ability to travel on a regular basis
Has a reliable and insured vehicle
Fluency in Spanish a HUGE plus
Computer literate; detail oriented and organized;
