Location: Palm Canyon Villas
Located just off the I-10 freeway and a short drive south on state highway 111 awaits your vacation getaway in the Palm Canyon Villas. This spacious 1br/2ba, 917 square foot, 2nd floor condo with an updated open floor plan has views of the pool and lush grounds from its large private lanai and views of the mountains and the Bob Hope residence from the master bedroom. Guests can enjoy tennis on regulation sized courts; swimming in the heated pool and relaxing in the spa on site. Just across the street are The Palm Springs Golf and Tennis Club, The Tahquitz Creek Golf Course and Driving Range, as well as many hiking and biking trails for all levels of expertise. The complex has beautifully manicured grounds to complete its resort like feel.
Palm Canyon Villas is located in the much sought after South End area of Palm Springs bordered by Gene Autry Trail to the West; Dina Shore Drive to the North; Golf Club/Crossley Drive to the East; and Highway 111 to the South. Southern Palm Springs is also known for low winds, excellent shopping, great restaurants and plenty of entertainment. There is a newly remodeled Vons supermarket; Trader Joes; Target; Starbucks; and many established restaurants all within walking distance of the unit.
The entire unit was updated in xxxx. The kitchen amenities include carrera marble countertops, professional series stainless steel appliances, hardwood/laminate flooring, island seating and recessed lighting. The kitchen comes complete with all cookware, flatware, dishes and miscellaneous utensils. Both bathrooms have been updated with subway tile, Kohler fixtures, and designer touches. The master bedroom features a queen size plantation poster bed, updated full bath, hardwood flooring, ample storage and a large closet. The queen sized sleeper sofa in the living room will accommodate an additional two guests. There is plenty of storage throughout the unit and a full sized washer and dryer located in the lanai closet.

THE RENTAL POLICY
Occupancy
Each rental property has a maximum occupancy as established by each owner and/or association bylaws. You must register the number and names of guests occupying the property when making the reservation. Children are counted in the total occupancy. The unit is not child friendly, please use extreme caution when renting with children. Undisclosed guests and/or over-occupancy are considered serious violations of your lease and will result in a charge against your security deposit and/or the immediate termination of occupancy without refund.
Only responsible adults 25 years or older may contract for rental. We do not rent to fraternities, sororities, or other non-family or unrelated groups or persons. ABSOLUTELY NO HOUSE PARTIES ALLOWED. Guests disturbing the quiet of others or in violation of any of the aforementioned will be immediately evicted without refund.
Termination of Rental
Zaremba and Associates reserves the right to refund rents, refuse rental, or terminate occupancy if, in our sole discretion, the occupancy may be or is detrimental to the property. NO REFUND will be given if occupancy is terminated as a result of violation of our rental regulations or if the reservation was obtained under false pretenses.
Maintenance
Zaremba and Associates makes every effort to carefully maintain each vacation home and the equipment therein. Just like in your own home, however, unexpectedand/or untimely failures of equipment and appliances may occur. If something is not working properly, please call our office (866-870-xxxx) and report the problem. We will attempt to correct the failure as quickly as is reasonably possible, and we ask for your patience and understanding in the interim. We cannot guarantee the condition of televisions, VCR/DVD players, stereos, appliances, golf carts, or other equipment, or the condition of pools and hot tubs/spas in condominium complexes. NO REFUND or RATE ADJUSTMENT will be made for mechanical failure of any kind.
Consideration of Neighbors
Many of the vacation homes are located next to or near the homes of full-time residents. Please be a good neighbor and remain aware of the noise level of your group. Outside, unenclosed areas (decks, patios, porches, yards, etc.) are mandated NO NOISE zones between 10:00 PM and 8:00 AM according to City Ordinance. Unruly or loud guest behavior may result in a fine charged against your security deposit and/or the immediate termination of occupancy without refund.
Pets
We do NOT allow pets. Pets can cause allergic reactions to subsequent guests in the property regardless of how well it is cleaned. Also, the homeowners we represent as well as the homeowners associations with whom we work do not allow rental guests to bring pets. Violation of this policy will result in a charge against your security deposit and/or the termination of occupancy without refund.
No Smoking
ALL of the homes are NON-SMOKING properties. If you are a smoker, we ask that you please restrict your smoking to outside areas only and properly and safely dispose of cigarette butts (ash trays, etc.). Violation of this policy will result in a charge against your security deposit.
Enforcement of Policies
As a destination resort, we have limited opportunity to sell last minute reservations. In the weeks prior to your arrival, we may have turned away other guests to guarantee your reservation. Because we have a limited abilityto resell accommodations on a short-term basis, late arrivals and early departures will not result in a refund. All deposit policies are strictly enforced.
Management and the Owners (Zaremba and Associates/ Individual Owners) will not be responsible for any/all accidents, injuries and loss of money, jewelry, or valuables of any kind.
Reservations
Reservations are accepted up to one year in advance, and reservation dates will be confirmed. Zaremba and Associates will make every effort to honor rates and property assignments; however the potential for circumstances beyond our control makes the guarantee of rates and property assignments impossible.
Deposit for the Reservation
The reservation deposit of $300 is required for all confirmed reservations.
Cancellation Policy
If the reservation is canceled 60 or more days prior to arrival, a cancellation fee of $50 will be charged. If the reservation is canceled 30 to 59 days prior to arrival, you will forfeit your $200 booking deposit. If the reservation is canceled within 29 days prior to arrival, the full rent and processing fee, less the cleaning fees and sales tax, will be forfeited unless the property is re-rented, at which point you will be charged the $50 cancellation fee.
Security Deposit
Occasionally accidents happen. Accordingly, we require a security deposit of $300 to take care of any unfortunate incidents. The security deposit to be in the form of a personal check. Your security deposit will be retained with your reservation folio and will not be processed unless an unfortunate mishap occurs.
The security deposit will be mailed to the address listed on your check after you depart, again barring any unfortunate circumstances which might occur with your rental. The deposit will be used for any excessive cleaning, damages to the property, its contents, Home Owner Association fines based on infractions of Association Rules and Regulations during the lease term. If the rental property does not experience any of the above, NO deductions will occur.
